Following the price correction of 2022/2023, the residential property market in the Ruhr region shows an uneven stabilisation: location, energy performance, property type and local demand matter far more than a regional average. Rather than relying on a single "Ruhr region price", we work with municipal transaction data from the Gutachterausschüsse (valuation committees) – supplemented by clearly labelled market reports.

Why do property prices in the Ruhr region vary so much?
The Ruhr region is not a uniform market. Essen, Duisburg, Mülheim an der Ruhr, Oberhausen and Gelsenkirchen differ considerably in micro-location, building structure, energy condition and demand. A single "Ruhr region price" would obscure these differences – that's why we work with municipal data from the Gutachterausschüsse instead of a blanket average.
What is the difference between existing and new-build property prices?
New-build apartments typically achieve significantly higher prices per square metre than existing properties – in Essen, for example, around 4,840 €/m² for new builds versus roughly 2,300 €/m² for vacant existing stock. Existing properties can be further divided into energy-modernised and renovation-needed properties, which further limits the comparability of individual listings.
What does a standard land value index mean and how does it differ from the purchase price?
A standard land value index shows the value trend of undeveloped land in a given area – for example in the Kreis Unna, with Lünen (+4.2%), Unna (+8.0%) and Bergkamen (+10.0%) year on year. It is not a statement about building purchase prices, but an official figure from the Gutachterausschüsse used to gauge land value trends.
How current is the market data on this page?
The underlying data is mostly from 2025/2026, but frequently processes sales from the respective previous year – a Grundstücksmarktbericht 2025, for instance, usually evaluates transactions from 2024. Every figure on this page carries a data year and a source. We update official data annually, after the respective Grundstücksmarktberichte are published, and supplementary market reports semi-annually to quarterly.
Do the average values shown here replace an individual property valuation?
No. Average and index values serve solely as an initial point of market reference. The location, year of construction, condition, living space, plot and energy quality of a specific property can deviate considerably from the average. For a reliable statement about your property, we recommend an individual, property-specific valuation.
Where does the market data for the Ruhr region come from?
We prioritise official sources: the Gutachterausschüsse (valuation committees) for land values and municipal Grundstücksmarktberichte, which are based on notarised purchase price records. Listing or portal data are not notarised purchase prices and are explicitly labelled as such on this page, where they are used at all.
