Properties in the Ruhr area combine a metropolitan location with markedly different entry price points: in the 2026 asking-price data, condominiums range from around 1.925 €/m² in Gelsenkirchen to 2.776 €/m² in Essen. The Ruhr area is a large, polycentric housing market – for condominiums, Essen, Mülheim an der Ruhr and Dortmund sit above Duisburg, Oberhausen and Gelsenkirchen, while the calculated gross asking-price yield is correspondingly higher there.
At the same time, official sources show that, following the interest-rate and price decline of 2022/2023, the markets are again seeing more transactions and, in some cases, stabilising prices – for example in Mülheim, Essen and Oberhausen. On this page we clearly separate official purchase-price data from the valuation committees from current asking-price data, and show both together with their source and data year.

Essen and Mülheim an der Ruhr are at the upper end for apartment rents at 9,05 €/m² and 8,69 €/m² respectively; Duisburg, Bottrop and Gelsenkirchen are noticeably lower at 7,50 €/m², 7,47 €/m² and 6,92 €/m²; Bochum and Dortmund are close together at 8,28 €/m² and 8,32 €/m² respectively.

How is the gross asking-price yield calculated and what does it show?
Gross asking-price yield = apartment rent × 12 / apartment purchase price. It takes into account neither purchase incidental costs, nor maintenance, vacancy, management, taxes or financing costs, and is therefore only an initial point of comparison. Based on current asking-price data, Oberhausen, Duisburg and Gelsenkirchen come out mathematically ahead of the pricier markets of Essen, Mülheim, Bochum and Dortmund, because purchase prices there are lower while rents remain relatively stable.
How has the rental market in the Ruhr area developed?
According to NRW.BANK, re-letting rents in North Rhine-Westphalia rose to 9,41 €/m² in 2024 (+5,5 % vs. 2023) and to 9,84 €/m² in H1 2025; asking rents for new builds stood at 13,33 €/m² in 2024 and at 13,77 €/m² in H1 2025. The average listing duration for rental apartment ads fell by four days to 19 days in H1 2025 – a sign of faster marketing and more demand than available housing. Which official capitalisation rates and gross income multipliers apply to investment properties in the Ruhr area?
The Oberhausen Property Market Report 2025 cites, as an example, capitalisation rates of 2,25 % for rented residential condominiums, 3,00 % for three-family residential buildings, 4,00 % for multi-family residential buildings with a commercial share of up to 20 % and 5,00 % for mixed-use buildings with a higher commercial share, along with gross income multipliers of 20,6, 18,4 and 15,3 respectively. These official benchmark values are a broad market overview based on the 2023/2024 transactions and do not replace a property-specific review of location, year of construction, energy status and modernisation needs.
